Why the door stopped locking
Symptom by symptom, from a stiff key to a hook that never reaches
If the handle turns freely but nothing engages, the hook is passing above or below its keep. That is the dropped-leaf signature, and it is corrected at the rollers: the door is lifted back onto its line and the keep is reset to meet the hook squarely.
If the handle is stiff and the door locks only when you pull it hard against the frame, the leaf is out of line rather than down. The seal is being compressed unevenly, and the lock is doing work the geometry should be doing.
If the key turns but the cylinder feels gritty, the fault is the cylinder itself, and Dubai dust is usually the reason. A cylinder is a cheap part and a quick change once the leaf underneath it is known to be right.
If the whole lock body is loose in the stile, the fixings have worn their seats. Refixing into sound material holds; a new lock screwed into the same tired holes does not, and we will not sell you the second one.

Adjust, repair or replace
Three answers, and the cheapest one is tried first
Adjustment comes first because it fixes the majority of these calls. Rollers are wound back to height, the keep is moved to meet the hook, and the door that would not lock at all locks with one finger.
Repair is the answer when a part has worn rather than the geometry moved: a hook latch with a rounded nose, a handle whose spindle has play, a keep with an elongated slot. These are individual parts and they go in without touching the rest.
Replacement is for the lock case itself, and it is the last answer rather than the first. A full case change is worth doing when the body is cracked, when the mechanism has seized, or when the door is old enough that spares for it no longer exist.
Where the door is an unusual profile, we say at the assessment whether the part exists before you commit to anything, rather than discovering it mid-job.
Whatever the answer, the leaf is left running true: a lock is only as good as the door it is fitted to.

Usually because the leaf has dropped on its rollers and the hook no longer reaches the keep, not because the lock has failed. If the door locks when you lift or lean on it, that is the diagnosis. We reset the leaf height and the keep, and the lock normally works again without a new part.

Sliding door locks we repair
This page is about locking and nothing else. A door that drags, grinds or jumps off its rail has a roller and track problem, which we cover on sliding door and window repair; a window handle or espagnolette fault belongs on window adjustment and hardware repair. What follows is the meeting stile of a sliding door: the hook that should drop into its keep, the cylinder the key turns, the handle that drives it, and the reasons each of them stops working. Sliding doors lock differently from hinged ones. There is no bolt shooting sideways into a jamb; instead a hook rises or swings out of the leaf and catches a keep on the frame, so the leaf cannot be slid or lifted away. Everything below is a variation on that idea.
Hook latches and hook bolts
The standard sliding door lock. Turning the handle or key lifts a curved hook out of the lock case and drops it behind a keep on the frame. Hooks round off, return springs tire, and the hook either refuses to rise or will not come back down. We free a stuck hook, renew the spring where the case allows it, and change the case only when the hook itself is worn.
Mortise lock cases for sliding doors
The slim body sunk into the meeting stile that carries the hook, the follower and the cylinder. Track grit works its way in, the follower strips, the case seizes. We replace like for like on the common aluminium and uPVC sliding profiles used in Dubai, matching backset and faceplate so the stile is not cut again.
Lockable handles and handle sets
Flush pulls with a key, D-handles, lift-and-slide handles and the push-button or thumb-turn sets fitted to balcony doors. A loose or spinning sliding door handle is normally a sheared spindle or a stripped grub screw, both small jobs. A cracked handle body means a new set.
Cylinders and keys
Euro profile cylinders, rim cylinders and the small cam cylinders on older aluminium sliders. A key that sticks, turns halfway or has snapped off in the lock points to the cylinder, not the door. A new cylinder comes with new keys and the old ones stop working, which matters if a key has gone missing.
Keeps and strike plates
The pocket on the frame that the hook drops into. Keeps work loose, their screws strip in the aluminium, or they were set for a leaf that has since dropped. We re-fix, pack or move the keep so the hook engages to full depth rather than by its tip.
Multi-point locks on large patio and lift-and-slide doors
Wide, heavy leaves lock at two or more points along the stile from a single handle. When one point fails, the handle stops halfway and the door is neither locked nor free. We replace the failed section or the whole bar and re-time it so every point throws together.
Secondary security on entrance sliders
Anti-lift blocks in the head of the frame, a patio bolt at the foot, or an additional keyed lock where a sliding door is the way into a ground-floor flat or out to a villa garden. Specified on the visit, once we have seen the frame section and how the leaf sits.
Common call-outs, symptom by symptom
The handle turns but the hook never catches
The leaf has dropped or the keep has shifted. We reset the leaf height, check that the hook rises fully, and re-seat the keep. Usually no part is needed.
The door only locks if you lift or lean on it
Same cause, one stage earlier: the hook still reaches when you help it. Adjust now and the lock lasts; leave it and the hook tip wears on the keep edge until the lock genuinely fails.
The key sticks, turns halfway or needs wriggling
A tired cylinder, usually with track dust in the pins, or a worn copy of a copy of a key. Forcing it is how keys snap. A new cylinder restores a clean turn, and it comes with its own fresh keys.
The key has snapped off inside the lock
We remove the broken blade without drilling the case and almost always fit a new cylinder, because a cylinder that snapped a key is worn or gritty inside. Do not try to fish the piece out with a second key; it pushes it deeper.
The handle is loose, spins or has come away in your hand
Spindle, grub screw or the handle casting itself. On a sliding door the handle is also the lever that raises the hook, so a spinning handle means an unlocked door. We refit or replace the handle and check that the follower in the lock case has not been damaged with it.
The door locks, but it still lifts or rattles in the frame
The hook is holding by its tip, the keep is shallow, or nothing stops the leaf being lifted off its track from outside. We deepen the engagement and, on ground-floor and garden doors, add anti-lift blocks so the locked leaf cannot be raised.
The lock has jammed shut and the door will not open
A hook stuck behind its keep, often because the leaf dropped while locked and pinched the hook. We release it without damaging the frame or the glass. This is the stuck-on-the-balcony call, and it is what the 24/7 line is for.
The door stopped locking after new rollers were fitted
The leaf is now at a different height and the keep was left where it was. A quick keep reset, and a sign that the previous job stopped one step short.
The lock works but feels gritty and stiff
Dust from the track has reached the lock case. Cleaning and lubricating the mechanism often saves a lock that would otherwise seize within months, and it is the cheapest call on this page.
Why the door stopped locking: the leaf comes first
Before any lock case goes near your door, the technician looks at how the leaf hangs. A sliding door sits on two roller carriages, and as they wear the leaf settles, usually more at the latch end because that is where it gets pushed home. The hook, which used to drop cleanly into the keep, now lands on its lip or misses it by a few millimetres. The lock is fine. The door has moved. The tell is simple: if the door locks when you lift it, lean on it or pull the handle upwards, the lock works and the alignment does not. Replacing the lock on a dropped leaf buys a short spell of locking and then the same call again. The proper sequence is to lift the leaf back to height on the roller adjusters, set it parallel to the jamb, and only then judge the keep and the hook. If the keep needs to move because the door has settled for good, we move it. If the rollers are collapsed beyond adjustment, that is roller work, and we say so on the spot rather than pretending the lock solved it. Two other alignment causes show up often. Towers move slightly and frames flex, so a keep set accurately at installation no longer lines up with the hook after a few seasons. Villas settle, and a frame that was square when fitted goes out of true. In both cases the remedy is the same: set the leaf, then set the keep, then test the hook, and swap parts only when a part has actually failed.
Balcony, patio and terrace doors
Most sliding door lock calls in Dubai come from three places, and each asks something slightly different of the lock. On a tower balcony the lock is part of the weather seal. A hook pulling the leaf firmly home is what compresses the brush seal against dust and wind pressure at height; a leaf that is locked but loose lets fine sand through. We set the keep so the lock closes the leaf tight rather than merely holding it shut. If a properly locked door still leaks, that is the seal itself, not the lock: seal restoration sits on our standard list at AED 20 per square metre, and it is a separate job from the one on this page. On a villa patio the doors are wider, heavier and often the way into the house from the garden, so security matters as much as convenience. Multi-point gear and anti-lift hardware earn their place here, and so does a cylinder that resists attack better than the builder's original. On a terrace or roof the hardware lives in full sun. Handle bodies go brittle, springs lose their temper, and the cylinder fills with dust because nobody uses the door for weeks at a time. These doors need the lock serviced rather than replaced, and checked before the weather turns. Adjust, repair or replace: how we decide
The order is fixed and we do not skip steps. First the leaf and keep are set, because that cures the largest share of will-not-lock calls without a single part. Second, the existing lock is serviced: cleaned, freed, lubricated, re-fixed. Third, the one failed component is replaced, whether a cylinder, a handle, a keep or a lock case, and nothing else comes off the door. Fourth, on multi-point gear, the bar is replaced when more than one point has failed. Only when a lock system is obsolete and no compatible case or bar exists do we discuss changing the hardware set, and even then the leaf and the glass stay where they are. What we do not do is replace a sliding door because its lock has failed. A lock fault never justifies taking the door out; the dismantling and installation line on our price list, at AED 550 per square metre, exists for doors that are structurally finished, and a lock problem is not that. Glass stays out of the conversation for the same reason: a lock repair never touches the pane, and a cracked panel is a glazing job priced on its own.
What sliding door lock repair costs
Standard parts carry fixed prices with labour included, so the number is known before a screwdriver comes out. Against the categories of our price list: Hardware and handles: A handle replacement is AED 350 and a multi-point lock AED 700 on the standard list, where your sliding door takes one of those standard units. Doors and door hardware: A thumb turn lock is AED 400, a multi-point lock bar AED 700, and a multi-point lock with top and bottom bolts AED 1,500. The hinge lines in this group do not apply, because a sliding door has none. Sliding-specific parts: hook latches, sliding mortise lock cases, cylinders, keeps and anti-lift hardware vary by profile and have no list position, so they are quoted free on site, fixed before the work starts. The same applies to leaf and keep adjustment. Sealing and waterproofing: not part of a lock repair. It appears on this page only because a firmly locked door is what makes a seal work; seal restoration at AED 20 per square metre is raised only if a correctly locked door still leaks. Glass and glazing: not applicable: no lock repair involves the glass. Installation and dismantling: AED 550 per square metre, and relevant only to a door that is structurally finished, which a lock fault never makes it.
