Fix the door while the fault is still small
A rating on a label means nothing by itself. It holds while the leaf reaches the frame with no hand helping it, while the strips in its edge can still hold back smoke, and while the latch keeps the door shut.
Almost everything that cuts that chain is hardware and sealing material, and both are dealt with at the door itself: a closer that has lost its spring, strips flattened under layers of paint, hinges that let the leaf sink, a vision panel with a crack in it. Getting the rating back to work rarely means replacing the door itself.

Three jobs carry the rating: closing itself, holding smoke, staying latched
Most calls start at the closer. A door left standing open, a door that needs a shove before the latch bites, a door that lands hard enough to shake the frame — all three point to the same unit overhead. Springs weaken, hydraulic fluid finds its way out, and sometimes the closer was lighter than the leaf from the first day.
Sealing rests on the strips buried in the edge of the leaf and in the frame. Intumescent material has to swell and fill the space once heat reaches it, and the brush or fin section beside it holds cold smoke back long before that. Layers of paint, a torn fin, or a run that stops short at a corner take both of those away.
Then comes geometry. Hinges wear, the leaf settles, the frame spreads, and the perimeter opens wider than swelling material can close over — the sides and head want about 3 mm, and the threshold counts too, because smoke travels low.
The vision panel and the hardware close the list. A crack in a vision pane, whether wired, ceramic or laminated to a fire rating, ends the reason the pane is there, and a latch that skips, a slack handle or a lock that binds belongs on the same list, a fire fault and not a nuisance. We renew a pane together with its seals and beads, fit hinges and latches rated for a fire door, then confirm the leaf reaches its latch on closer power alone.

How we service a fire door
Check the whole chain first, then match parts to the rating, then set the door up
The visit begins with the door showing itself. We let it go from wide open and watch the whole swing: whether it reaches the frame on its own, whether the latch settles without help, how hard it arrives. Then we read the leaf edge and the frame strip by strip, measure the gap at the sides, the head and the threshold, check the hinges for play and the vision panel for cracks. Your free quote comes out of what that check finds, and looking costs nothing in Dubai.
What we bring has to suit the door, not merely fit the opening. We pick closer power for the weight of the leaf, the seal profile for the groove already cut in it, hinges and latches in fire-door grade, glazing to the rating the door was tested to. Where a tested rating stands behind a door, a part that only looks similar is no substitute, and we say so before anything is ordered.
The repair itself is patient work. Old sealing material comes out of the groove clean, and the new runs go in continuous, corner to corner. We mount the closer, then set its swing and its final push separately, until the door travels calmly and still finishes on the latch. A sunken leaf is lifted back into position and the gap taken into tolerance right around the perimeter. Glazing is renewed with its own seals and beads instead of being bedded into what is left of them.
Before we leave, the door is tested the way a fire would test it: we let it swing shut on closer power alone, try the latch by hand afterwards, and look over the gaps along the edge once more. Whoever runs the building hears plainly what was replaced and what each leaf still needs.

A fire door earns its rating only while it closes by itself, seals against smoke and keeps its integrity, and most faults that break that chain are repairable on site. Window Repair UAE services and restores fire doors across Dubai: worn intumescent strips and smoke seals replaced, self-closers repaired, latching reset, fire-rated glazing renewed, so a door tested to BS 476 or EN 1634 performs as its rating expects. One detail decides whether a repair is legitimate here: nothing may be fitted that the door was not tested with. A closer, a strip or a pane swapped for a lookalike ends the rating just as surely as a door propped open, so the replacement is matched to the certificate rather than to the shelf.
Fire door faults we repair
A fire door that no longer closes on its own
A fire door that stands ajar, needs a shove to latch or slams hard has a self-closer problem. Overhead closers lose spring power, leak hydraulic fluid or were never sized for the leaf weight. We repair or replace the closer, match the spring power to the leaf and tune the sweep and latch phases until the door closes and latches by itself. Until then the corridor behind it is unprotected.
Intumescent strips and smoke seals
The thin strips in the leaf edge or frame are the heart of the rating. Intumescent material swells many times its size in heat and plugs the gap around the door, while the brush or fin smoke seal stops cold smoke long before heat arrives. Painted-over, torn or missing strips can do neither job. We strip out damaged material and fit new intumescent and combined smoke seals in continuous runs, matched to the groove, with no dead sections.
Gaps that defeat the rating
Integrity depends on tight, even gaps, roughly 3 mm at the sides and head. A dropped leaf, worn hinges or a spread frame opens the gap beyond what the swelling strip can bridge, and hot gases find that path first. We bring the perimeter gap back into tolerance, fit fire-door grade hinges where needed and correct the leaf position. The threshold gap gets checked too, because smoke takes the low route.
Cracked fire-rated glazing
A vision panel in a fire door is not ordinary glass. Wired, ceramic or fire-rated laminated glazing sits in its own intumescent glazing system, and a single crack ends its performance. We replace damaged panels with glazing matched to the door's rating and renew the glazing seals and beads. Plain float glass has no place in a fire door, whatever the panel size.
Latches, locks and fire door hardware
A fire door must be held shut by its latch, so a latch that no longer catches, a drooping handle or a jammed lock is a fire fault, not a convenience issue. We repair and replace latches, locksets and hinges with fire-door grade hardware and confirm the latch engages under the closer alone. For ordinary entrance and internal doors, our door repair service handles the same hinge and lock work without the rating constraints.

Corridor, stairwell and service riser doors in Dubai towers take constant traffic and fail first.
