Realistically, no — Abu Dhabi is a scheduled visit for us, so the honest answer is the next available booked slot rather than a same-day promise. In the meantime, leave the leaf where it is instead of forcing it back on; a panel dragged across a burred rail is how a repair turns into a glass order.

Not at the rate the originals did. We fit corrosion-resistant carriages and hardware for coastal exposure, and the repair is covered by the 2-year warranty. It also helps to rinse and brush the bottom track a few times a year on a seafront elevation — clearing the salt and grit out of the channel is most of the maintenance a slider ever needs.

Repairable in almost every case. Size changes the handling, not the diagnosis: two technicians lift the leaf out, the carriages under it are replaced and the door is re-levelled. Replacing a portal outright is AED 5,400 per square metre plus AED 550 per square metre to take out the old one and fit the new, which is why we only raise it when a frame is beyond saving.

No distance surcharge, and the on-site assessment costs nothing. List parts are the same figures used in Dubai — AED 350 for a handle, AED 400 for a thumb turn lock, AED 700 for a multi-point lock, AED 20 per square metre for seal restoration. What kills sliding doors in Abu Dhabi
The capital wears sliding gear out in two distinct ways, and the answer usually depends on which way your door faces.
Salt inside the roller bearings
Out on the water — Reem, Saadiyat and Yas, and the towers strung along the Corniche — the culprit is salt. A roller carriage is not solid plastic; there is a small steel bearing inside each wheel, and salt-laden air reaches it through the open underside of the track. The races roughen, the wheel stops spinning freely and starts skidding along the rail instead, which is the point at which a door begins to feel heavy.
Pitted keeps, tired springs, gritty spindles
The same air pits the screws holding a keep to the frame, tires the return spring in a hook latch, and leaves handle spindles gritty.
Wind-driven rain on an upper floor
Height makes it worse: wind pressure on an upper floor pushes rain sideways into the meeting stile, and a leaf that no longer pulls tight will whistle before it leaks.
Sand ground into a paste
Inland, towards the desert edge, the enemy is sand rather than sea. Khalifa City and Al Raha sit where fine, dry grit blows in and settles in the bottom channel of every patio door. Mixed with the film of grease a roller leaves behind, that grit becomes a grinding paste: the wheel flattens on one side, and the lip of the aluminium rail burrs over where the flat spot has been riding it.
Heavy villa portals that stop locking
Villa portals are also large. A two- or three-panel patio leaf is heavy glass, and a carriage carrying that weight only has to sink two or three millimetres before the hook stops meeting its keep and the door “won't lock” — a complaint that is really about the rollers.
Sun on a western elevation
Western elevations add sun, which bakes the brush seal in the track until it shrinks back and lets the next round of sand straight in.
Stiff, then noisy, then it jumps
The sequence is nearly always the same. Caught at stiff, it is a parts job. Left until the leaf comes off the rail, glass gets involved. Parts, prices and what an Abu Dhabi job includes
Rollers, carriages and track sections
These have no position on our standard list, because they vary with the profile: they are quoted free on site and fixed before any spanner turns. Everything else here comes off the published price list and holds in the capital exactly as it does in Dubai, labour included, with no separate charge for the distance.
Locks and handles
A multi-point lock is AED 700, the version carrying top and bottom bolts AED 1,500, a thumb turn lock AED 400 and a handle replacement AED 350, where the door takes one of those standard units. Small petal and two-sided handles are AED 50 each. Sliding-specific hook latches and keeps are quoted on the visit.
Seals against salt, sand and wind-driven rain
Seal restoration is AED 20 per square metre and sealing a complete window AED 100. On tower glazing, replacing the facade glazing seal is AED 100 per linear metre, and waterproofing — the answer when a high-floor frame has been letting water past its perimeter — is AED 100 per square metre.
Glass, when a panel has gone rather than the gear
A double-glazed unit is replaced at AED 1,000 per square metre, a 6 mm pane added to an existing unit at AED 450 per square metre, and a portal facing the afternoon sun tinted at AED 250 per square metre.
Replacement, only when repair is genuinely finished
A new sliding portal system with a slim frame runs to AED 5,400 per square metre, and dismantling and installation AED 550 per square metre. Those two numbers are the whole argument for re-rollering: a capital patio door that drags is almost never a door that needs buying again.
How a booked Abu Dhabi visit runs

Booking and access
Tell us the tower or the community, the unit number and roughly how wide the leaf is when you book, and send a photo of the bottom track and the handle if you can. That is enough for the van to leave Dubai carrying the right carriages, brush profiles and lock cases instead of discovering the size on your balcony. Access is the part that decides whether the slot holds: island and Corniche towers generally want a visitor pass requested through building management a day ahead, and security will not improvise one at the barrier for a technician standing there with a loaded trolley. If a leaf or a glass panel has to travel up or down, mention it at booking so the service lift can be reserved at the same time. At a Khalifa City or Al Raha villa none of that applies: gate entry on the day, and space to park within reach of the patio. Balcony and terrace work goes best in the first hours of the day, before the heat sits on the glass, and anything that grinds or cuts stays inside sociable daytime hours.

The leaf comes off first
On site the technician lifts the leaf out, reads the flat spots on the old wheels, cleans and straightens the channel, fits new carriages, then re-hangs and re-levels the door before touching anything else. Only after the leaf hangs true is the lock judged, because a hook that missed its keep this morning usually meets it perfectly once the door is back at its proper height. Seals go on last, so the brush is set against a door that already slides. Everything is measured on the visit, and the fixed figure comes from your actual profile rather than a description over the phone.

One trip, or two
Most jobs finish in that one trip. What does not is a damaged track section or a cracked panel, both of which are made to size and fitted on a second booked run. And if a leaf has come off its rail overnight, be realistic with us: we can plan a securing visit, but the drive is still the drive, and a firm based in the capital may reach you sooner for a genuine emergency. Planned, warrantied work is where we are worth the trip.
