What actually breaks on a revolving door
Speed, sensors, brake, seals, bearings: entrance faults sort into a handful of groups
Two complaints bring us to an entrance more often than any other: the wings outrun the people walking through them, or the door halts with nothing in its way. The first belongs to the drive controller, or on a manual door to the governor sitting in the canopy. The second is a sensing problem far more often than a motor problem.
The brake is the quiet third group. Wings that keep drifting after the stop signal, a halt hard enough to jolt the people inside, or a night position that never lines up square, all point at the brake unit, the position switch or the encoder.
Then the seals. Once the bristles go flat you hear a whistle at the gap, feel heat creeping in from the street, and in time the edge of a wing starts marking the glass of the drum. In Dubai the sand riding the wind shortens the life of these strips.
Under a heavy stream of people the wear moves into the mechanics: the bearings on the centre shaft, the ring in the floor, the hanger wheels above. A screech as the door starts, a shudder halfway round, an outer edge that has dropped, all sit in this group.

From the first turn to wings that park square
Diagnosis, the right part, the repair, then a test with the wings loaded
Diagnosis starts before the van arrives. Tell us the door model and attach a short clip of the fault, and the crew sets off with the likely parts already loaded, which is why most entrances are closed out on one visit.
On site we watch a full rotation, take the fault history out of the controller and walk through the sensing zones one at a time. Faults that come and go leave their trace in that history, so we look there before opening anything up.
Then you get a figure. It is fixed, agreed at the entrance, carries no call-out fee inside Dubai and gains nothing afterwards. Nobody touches the door until you approve it.
The repair follows the group the fault falls into: controller or governor for speed, emitters and zones for random stops, brake unit and encoder for parking, brush strips and clearance for the seals, bearings and wheels for the mechanics.

A revolving door is the one entrance a hotel or mall cannot afford to lose. When the wings spin too fast, stall mid-turn or scrape the drum, guests queue at the side door and the lobby leaks cooled air. On automatic doors we reset the drive controller so the wings hold a safe speed for the entrance, check the reduction gear and confirm the wheelchair slow mode works. A door that stops mid-turn or refuses to start
Random stops are nearly always a sensing fault, not a motor fault. Presence sensors under the canopy, safety edges on the wing stiles and the activation radar outside all drift as dust settles or cleaning crews knock them. We clean and re-aim every emitter, reset detection zones so a slow walker or loaded trolley no longer triggers a lockout, and read the controller's error log for intermittent faults.
Brake and park-position faults
The brake stops the door instantly on a safety trigger and parks the wings in the cross position at night so the lobby stays sealed. If the door coasts after a stop command, halts violently, or never parks square, the brake unit, position switch or encoder needs attention. We service all three and verify stopping distances with the wings loaded, because a brake that passes empty can overrun with four trolleys inside.
Brush seals, drum rubbing and cooled-air loss
Each wing carries vertical brushes against the drum plus a floor sweep; the canopy has gaskets of its own. Flattened bristles mean whistling, warm air rolling into the lobby, and eventually a wing edge scoring the drum glass. We replace the brush strips and sweeps, reset the wing-to-drum clearance and reseal the canopy. On Dubai entrances facing windblown sand, these seals wear faster than the service manual expects.
Squeal, judder and wear under heavy footfall
A mall door completes thousands of rotations a day; the wear lands on the centre-shaft bearings, the floor ring and the canopy hanger wheels. Squealing on start-up, judder mid-turn or a wing dropping at its outer edge all point to the rotating mechanics rather than the electronics. We strip, regrease or replace the worn parts and set the wing geometry back to true. For doors this busy we also run scheduled maintenance, cheaper than a closed entrance on a weekend.
