Most windows need a sealed unit swap, not a full replacement. But when the frame has had it, we will tell you plainly — and quote the replacement the same day.

  • Your frames are corroded or rotten

    When aluminium frames corrode through — or timber frames are rotten at the sill — repairing the glass makes no sense. A new window fixes the structural problem and the insulation in one visit.

  • You're still on single glazing

    Older Dubai apartments and villas often have single-pane windows with no thermal break. Replacing them with double-glazed units in thermally broken frames cuts cooling load and the condensation that comes with it.

  • The window style no longer suits the property

    Replacing small casement windows with full-width sliding or bi-fold units transforms a room — more light, better views, modern operation. We design and install custom-size windows to match your exact opening.

  • Multiple units have failed at once

    If three or more units in the same window have blown their seals, the frames have likely reached end of life. A full window replacement is usually more economical than individual unit repairs repeated over two years.

  • You're renovating or remodelling

    During a kitchen or bathroom renovation the walls are open — this is the moment to replace windows without plasterwork cost. We coordinate with fit-out contractors to align the window programme with the build sequence.

  • Noise or heat is unbearable

    Standard 4-12-4 double glazing helps but is not enough near Sheikh Zayed Road or in west-facing units. A full window replacement lets you specify acoustic laminated glass and wider cavities — cutting noise by up to 45 dB.

  1. Can you supply the windows as well as fit them?

    Yes — we handle everything from specification and factory order to delivery and installation. You deal with one company throughout. We can also supply only if you have your own installer, or fit only if you have already ordered frames.

  2. How long does window installation take?

    A standard residential window takes 1–2 hours to install. A full apartment (8–12 windows) is typically done in one day. Larger jobs — villas, commercial — are programmed across multiple days. We confirm the programme before work starts.

  3. Do I need building management approval?

    In most Dubai apartment towers, yes — the management company requires a NOC for any external works that change the building façade. We provide the drawings and specification document needed for the application and have experience with most Dubai building managers.

  4. What frame material should I choose?

    For most Dubai properties we recommend thermally broken aluminium — it handles the climate, lasts longest, and carries the widest glass size range. uPVC is a cost-effective alternative for standard-size domestic windows. Timber is the right choice for heritage or premium aesthetic projects. We advise on the visit.

  5. Can I upgrade to acoustic or solar-control glass?

    Yes, and since we are making the frames and units to measure anyway, upgrading the glass specification adds comparatively little. Acoustic laminated units are popular near Sheikh Zayed Road, and solar-control Low-E glass is standard on south and west-facing units in new builds.

  6. What warranty do you provide?

    We issue a 2-year installation warranty covering workmanship and all fitted components. The sealed glass units and the frames carry their own manufacturer warranties — we hand the documents over at completion, with the terms of each.

  7. Do you work on new build and off-plan projects?

    Yes — we supply and install for developers and main contractors. We prepare window schedules, produce shop drawings, and work to the construction programme. Supply-only, fit-only, and full supply-and-install packages are available.

  8. What areas do you cover?

    We cover all Dubai districts, Abu Dhabi (including Yas Island, Saadiyat, Khalifa City), Sharjah, Ajman, and Ras Al Khaimah. Emergency response is quickest in central Dubai — around 30 minutes from our nearest team.

Repair or replace

When installation beats repair

Most of what we do is repair, and we will always say so when a repair is the sensible answer. But some windows are past saving: rotten or twisted frames, systems no longer supported by parts, or a renovation where the openings change. That is when installation is the right call, and it is work we do ourselves rather than passing on. If none of these apply, ask us about uPVC repair or aluminium repair first — a repair is faster, cheaper and less disruptive.

The frame is the problem, not the hardware

Warped, corroded or split frames cannot be adjusted back into square. New hardware on a bad frame fails again within the season.

Parts no longer exist

Older imported systems reach a point where hinges, gearing and seals are simply not manufactured. We tell you when that point has been reached.

The opening is changing

Renovations, balcony conversions and extensions need units made to the new opening rather than adapted to it.

The glass spec is wrong for the room

A west-facing room with single glazing will never be comfortable. Sometimes the answer is double glazing in a new frame.

Noise, heat and dust: why Dubai replaces windows

Noise

A new window helps only if the glass and the seals are chosen for it. Standard double glazing is not automatically quieter than good single glazing. If noise is the main complaint, read window soundproofing before deciding — sometimes the cheaper acoustic route solves it without replacement.

Heat

The glazing unit does most of the work here, and the frame material less than people expect. We size the specification to the orientation of the room rather than selling the highest number.

Dust

Dust comes through gaps, not through glass. A correctly fitted and sealed unit stops it; a poorly sealed new window will let it through exactly like the old one.

What the job includes

  1. Survey and specification

    We measure the opening ourselves and every unit is made to those measurements — an opening that is 8 mm out of square is normal in a finished building and has to be allowed for. Then the system is chosen: uPVC or aluminium, the glazing unit, the opening type and the hardware; we explain what each choice changes in heat, noise and cost, and what it does not. The survey takes under an hour, and manufacturing time depends on the system and the size of the order and is confirmed in writing with the quote.

  2. Removal and fitting

    The old frame comes out with the surrounding finish protected, and debris is removed from site. The new frame is set level, plumb and square, packed and mechanically fixed to the structure, not foamed into place and hoped for. The perimeter gap is insulated and sealed inside and out — the joint that leaks in the rainy months if it is done carelessly, the same failure we are called to fix on other people's work, see window sealing. Fitting a typical apartment window takes one to two hours, a full apartment usually one day, and we install one opening at a time so the property is never left open overnight.

  3. Finishing and handover

    Sills, trims and reveals made good, drainage channels checked, every sash adjusted and demonstrated working before we leave.
