On site we first look at what can simply be set right: the sash squared back up on its hinges, keeps and strike plates brought back into line, roller height reset so a sliding leaf runs under one finger, and the handle re-timed until every locking point closes at the same moment.

Before anything gets swapped, we work out which part actually failed
A window rarely gives up all at once. It drifts: keeps wander out of alignment, friction hinges wear, the spindle under the handle works loose, and one day the handle turns while the lock stays where it was. So the first job on site is diagnosis — finding which part has moved or failed before anything is taken apart.
Plenty of that comes back with alignment alone. Keeps and strike plates that have wandered go back where they belong, so the bolt catches again. On multi-point gear the handle is re-timed until the points engage at the same moment instead of one lagging behind. On sliding units the track is cleaned and trued and the sash height reset, so a single finger is enough to move the leaf.
When a part is genuinely worn out, alignment will not rescue it, and we say so plainly. Friction hinges that let the sash drop, a broken spindle behind a spinning handle, a seized gearbox, damaged roller carriages — those get replaced, while your frame and glass usually stay as they are. Common handles, hinges, rollers, keeps and Euro cylinders ride with us in the van, so many faults are closed out in a single visit. For older or discontinued gear we track down a compatible part rather than push you into a whole new frame.
What fits depends on the frame. Aluminium runs its own lock cases, lever handles and rollers; uPVC is built around gearboxes, keeps and Euro cylinders; tilt-and-turn adds an espagnolette bar whose several points are driven by one handle. A photo of your handle and lock strip is enough for us to arrive with the right parts, and we fit child-safety restrictors too when you want the opening limited.

How we adjust and repair the mechanism
Diagnosis first, then the right part, then adjustment until the window closes cleanly
We start at the window itself. The technician works the sash open and shut, runs the handle through each of its positions and watches for the point where the movement stops reaching the lock. What turns up is usually one of a few things: a spindle turning with nothing behind it, a bolt that no longer catches its keep, a sash sagging at the opening edge. Your free fixed quote is built on what that check finds, so you know which part has failed before you agree to anything, and there is no call-out charge inside Dubai.
Not every fault needs a new part. Hardware drifts out of position with use: the sash settles, the keeps and strike plates on the frame move out of alignment, and the handle starts to feel stiff. Bringing the sash back to square and putting the locking points back in line often restores the movement the window had when it was new, and your glass and frame stay where they are.
When a part really is worn out, we match it to the gear already in your frame instead of pushing a different system onto the window. The parts we fit most often travel with us, so a lot of faults are settled without a second trip. If your hardware is older or out of production, we look for a compatible replacement and tell you the cost and the timing before anything is ordered. Prices are fixed: what you approve is what you pay, with nothing added later.
The repair itself calls for precision rather than speed. We fit the part, then set it up: the handle is re-timed so all the locking points engage together, hinge and roller height is set so the sash sits square and glides again, and the window is brought back to sealing and locking the way it did when it was new. Leave that setting-up out and a new part can start to feel stiff all over again.

When a window sticks, draughts or will not lock, adjustment fixes it far more often than replacement. Handles that spin, snap or feel loose
A handle that spins freely without moving the lock, or one that has snapped off in your hand, almost always means the internal gear or the spindle has failed rather than the whole window. We match the handle type (uPVC cockspur, aluminium lever, tilt-and-turn) and refit it so it locates the cam and throws the lock cleanly. Loose handles with a wobbling base plate are usually a worn spindle or stripped screw boss, both quick fixes on site.
Window locks that will not throw
If your window will not lock, the fault is normally in the locking mechanism, not the key. We repair espagnolette strips, multi-point gearboxes, shootbolts, and the small cam locks on aluminium frames. When a lock feels stiff, the keeps and strike plates on the frame have often drifted out of alignment, so the bolt no longer catches. Realigning the keeps, or replacing a seized gearbox, restores a proper positive lock. For older or discontinued gear we source a compatible replacement so you are not forced into a full frame swap.
Friction hinges, stays and restrictors
Casement windows that drop at the opening edge, sag, or catch on the frame usually have worn friction hinges (also called friction stays). We replace the hinge pair so the sash sits square and holds any open position without slamming in the wind. We also fit and repair child-safety restrictors that limit how far a window opens, which matters in towers and family villas. Sliding rollers and tracks
Sliding windows that grind, jump the track or need two hands to move have failed rollers or a damaged track. We replace the roller carriages, clean and true the track, and adjust the height so the sash glides on one finger. Espagnolette and multi-point gear
Tilt-and-turn and many modern casements run an espagnolette bar with several locking points driven by one handle. When one point fails, the whole window can jam half-locked or refuse to tilt. We diagnose which cam, roller or gearbox on the strip has gone, then replace that section and re-time the handle so every point engages together. This is precise work, and getting it right means the window seals and locks the way it did when new.
Frame-specific hardware
Hardware differs by frame material, so the right fix depends on what you have. First-visit adjustment
Most calls about a stiff, draughty or badly closing window end in adjustment rather than new parts. The fittings can usually be adjusted on the specialist's first visit, and one leaf takes about 10 to 15 minutes.

We set the sash square in the frame, move the keeps so the bolt catches properly, and set roller height so the leaf runs without force.

Only when adjustment cannot recover the mechanism do we quote for parts, and we tell you which it is while standing at the window.
