Several parts make the seal, and any one of them can quietly give up
The gasket gives up first. Disinfectant leaves it shiny, sticky or brittle, and a profile that has taken a permanent set no longer springs back under the leaf. We refit it as one continuous loop with moulded corners, in a material that copes with the cleaning agents your staff use every day.
Then the frame. Beds, instrument trolleys and racks knock the jambs day after day, and a few millimetres of twist are enough to crush the rubber along the head while daylight shows near the floor. Re-anchoring and squaring the frame is what makes even compression possible at all.
On a sliding leaf the fault hides in the last stretch of travel, where the guide gear should push the leaf sideways onto the frame. A worn roller or a scored cam track parks it just short, and the door reads as closed while the rubber is never touched.
Underneath, the automatic drop seal is a small mechanism of its own. A drifted plunger stroke, a spent cartridge or a strip that lands crooked all show up the same way: light and a draught along the threshold. We reset the stroke, renew the cartridge once the rubber is finished, and check the floor strip as well.
Last comes the closing action. A heavy leaf that arrives as a bang works loose the very frame anchors we have just aligned, so we tune the closing hardware and the compression fittings by the handle until one hand is enough to seat it fully.

How we diagnose and reseal a hermetic door
Diagnosis, matched profile, repair, then proof — a single visit once the profile is confirmed
Diagnosis starts at the perimeter, not at the hardware. The engineer walks the contact line all the way round and marks everywhere compression is missing, so the slack section is a measured fact before anything is dismantled.
Matching comes next. We read the profile and the door's data label, then pick a gasket that fills the channel and tolerates your disinfection routine. A photo of both, sent ahead, is usually enough for us to turn up with the right profiles.
You see the price before the work, not after. The survey and the fixed quote are free, a visit inside Dubai carries no charge, and the engineer opens nothing up until you have approved the figure.
The repair itself follows the order the door needs: a twisted frame is squared first, then the carriages or the hinges, then the gasket, then the drop seal. Do it the other way round and new rubber goes into a fault that will chew it up again.
The result is checked, not assumed. Paper and feeler gauges go round the perimeter again, the leaf is closed one-handed to confirm it still seats fully, and the door is working again before we step out of the room.

A hermetic door earns its name only while its gasket compresses evenly against the frame. Once a clinic, laboratory, cleanroom or server room door stops pulling tight, the room starts trading air with the corridor, and pressure regimes and particle counts drift. Hermetic door faults we repair
The room no longer holds its pressure
Operating suites, isolation rooms and cleanrooms run on a controlled pressure difference, and the door is the largest leak path in the wall. Gaskets flattened or attacked by disinfectant
Daily disinfection is hard on rubber. Clinic and lab gaskets turn shiny, sticky or brittle, and a profile with permanent compression set springs back to nothing when the door closes on it. We match the original profile in a material that tolerates the cleaning agents in use, and fit the loop with moulded corners instead of glued joints, because a butt joint in a corner is a leak and a crevice cleaners can never reach. On a hygienic door that detail is a requirement, not a finish preference.
Sliding hermetic doors that glide but never press in
A hermetic sliding leaf makes two movements: it travels along the wall, then the guide gear presses it sideways onto the frame over the last few centimetres. Worn guide rollers or a scored cam track let the leaf park millimetres short, so the door looks shut while the gasket never touches. We rebuild the carriages, reset the cam geometry and confirm the leaf lands on the rubber along its full height, top corner to floor.
Frames knocked out of square by trolleys and beds
Hospital beds, instrument trolleys and server racks clip door frames every day, and a hermetic frame twisted by a few millimetres squeezes the gasket at the top while leaving daylight at the bottom. We re-anchor and square the frame in its opening, then set the hinge geometry on swing leaves so compression is even on all four sides, verified with a feeler test around the perimeter rather than by eye.
Drop seals that miss the threshold
Most hermetic leaves close onto an automatic drop seal: a plunger strikes the frame and drives a sealing strip down to the floor. Light or airflow under the door means the plunger stroke has drifted, the cartridge has worn out, or the strip lands crooked and touches at one end only. We reset the stroke, swap the cartridge when the rubber is finished, and check the threshold itself, since an uneven floor strip defeats even a fresh seal.
A firm seal without the slam
A hermetic leaf is heavy, and its last few millimetres should be a controlled pull into the rubber, not a bang. Slamming works the frame anchors loose and bruises the gasket. We tune the closing hardware and the latch-side compression fittings so staff shut the door one-handed and it still seats fully.
