After the last sandstorm, I noticed fine sand on the windowsill even though no one had opened the kitchen windows. Sometimes, though we will not promise it. Sharjah runs on booked slots because the crossings decide the drive, not us. The line takes calls at any hour, so ring early and take the first window offered. If the door will not lock at all, say so when you book and it goes in as the priority job.

Close to the lagoon it is usually both at once. Salt-damp air turns rail dust into an abrasive paste that flattens the wheels while it scores the rail underneath. We dress the rail and fit new rollers in the same visit; treating only one of the two brings the same fault straight back.

Salt, grit, sand
What the sea air and the sand do to Sharjah sliders
Sharjah is a planned visit rather than an emergency dash. The crossings decide the drive from Al Barsha, which runs roughly half an hour to three quarters when the roads behave, so we hold a time window for you instead of guessing at an arrival. The booking line answers at any hour, the figure is agreed before anything is opened, and the repair carries a two-year warranty. A balcony slider is the biggest moving thing in an apartment and the only one that lives half outdoors. Sharjah puts three different environments against it, and the emirate's calls split neatly along those lines.
On the water: Al Khan, Al Majaz, Al Taawun
Balconies over Khalid Lagoon and along the corniche take damp, salt-carrying air every night of the year. Moisture settles into the bottom rail before dawn, binds with the day's dust and dries into a grey paste that behaves like grinding compound under the wheels. The steel goes first underneath it: roller axles seize on their spindles, and the small screws in keeps, stops and handles corrode until a head shears the moment anyone tries to adjust them. Wipes and the felt brush in the rail turn stiff and chalky far sooner than the same parts would a few kilometres inland.
On the boundary road: Al Nahda
Flats facing the Dubai edge collect fine road grit and brake dust on the balcony, and because of the noise most residents keep the slider shut for months at a stretch. A leaf parked in one position flat-spots its wheels, so when it finally moves it drags at that exact point and feels heavy for the first metre of travel. Sound is the second complaint. Once the interlock and the brush stop meeting cleanly, the traffic arrives through the overlap where the two leaves pass.
Inland: Muwaileh
Open ground nearby means sand rather than city dust, and sand is coarser and harder on hardware. A grain wedged between wheel and rail scores the running lip, the lip raises a burr, and from then on the leaf climbs the burr and eventually hops the track altogether. Patio sliders on the Muwaileh villas fail the same way, usually with a bent lip by the time anyone calls.
Old aluminium: the fault is in what moves
Most of this stock is aluminium that has been in service a long time, so the fault sits in what moves and what seals, almost never in the frame. Fault by fault, the general mechanics of rollers, rails, locks and glass live on our sliding door and window repair page.
What a Sharjah slider job includes, and what it costs
Fixed prices from our standard list
Every figure here comes from our standard list, the same one we work to in Dubai. Prices are fixed, they include labour, and the assessment on site costs nothing.
Rollers, rails and alignment
The core sliding job, new wheels, a cleaned or straightened rail and the leaf re-hung level, is priced on the visit once the door has been tested, because the cost turns on how many parts are worn. The figure is fixed before the first screw comes out.
Handles and latches
A window handle replacement is AED 350. A petal handle or a two-sided handle is AED 50. A thumb turn lock is AED 400, a multi-point lock AED 700, and a multi-point lock with top and bottom bolts AED 1,500. Hook latches and cylinders specific to a sliding leaf sit outside those standard units and are quoted on the visit.
Seals and draughts
Seal restoration is AED 20 per square metre and window sealing AED 100 per window, which between them answer most of the dust and whistling reported from Sharjah balconies. Facade glazing seal replacement is AED 100 per linear metre. Where water has been coming in at the perimeter, waterproofing is AED 100 per square metre.
Glass in the leaf
Replacing a double-glazed unit is AED 1,000 per square metre, an acoustic unit AED 1,200, and adding a 6 mm pane to an existing unit AED 450. Soundproof double glazing is AED 3,150 per square metre where noise is the entire problem rather than a symptom. Tinting, which takes the glare off a balcony that bakes all afternoon, is AED 250 per square metre.
When a door really is finished
Now and then a leaf is past saving, usually because the rail bed itself has gone rather than the hardware. Glazing in PVC or aluminium is AED 2,800 per square metre, a slim-frame sliding portal system AED 5,400 per square metre, and dismantling and installation AED 550 per square metre. We raise it rarely, because a worn slider nearly always comes back on parts.

How a Sharjah visit is arranged

Booking the slot
Sharjah is run to a diary. Tell us the area and the symptom when you call or write, and you get a time window rather than a technician promised in the next half hour, which is a pace that belongs to Dubai, where we are based.

Building access
Getting into the building takes more organising than the drive does. A visitor pass cleared with your security desk a day ahead is the one thing that protects the slot, because a barrier will rarely wave a van through on the spot. If a leaf or a glass unit has to travel, the goods lift usually needs reserving with the same office, and in some blocks that is a morning-only window, so mention it when you book. Basement parking often needs a permit; a bay near the entrance does just as well. In Muwaileh, space on the driveway beside the patio door is the whole requirement.

On site
The technician lifts the leaf off its stops, checks the wheels, the rail bed and how the door sits against the frame, then names a figure before anything is dismantled. Rollers, brush profiles, handles and the common latches travel on the van, so a hardware and seal job normally finishes within the same slot even though we came in from another emirate. Rail sections, made-to-measure glass and slim-frame portal parts are measured, ordered and fitted on a second visit at a time you pick. Nothing in a slider repair changes the outside of the building, so management approval is the pass and little else. Balcony work is best taken early: by late morning the aluminium is too hot to hold, and silicone laid in that heat skins over before it has settled.
