A cracked facade panel is replaced rather than repaired, and the question that decides the job is how it is held. In structural glazing the glass is bonded to the frame with silicone, in a curtain wall it sits in a captured gasket, and point-fixed glass hangs on bolts through the pane.
Fogging inside a facade module means the sealed unit has failed, exactly as it does in a window, but on a tower the module is often a made-to-order size with a coating chosen for the elevation. We match the specification rather than the nearest stock unit.
Perished structural silicone is the fault that matters most and shows least. The bond that holds the glass to the frame ages under UV, and where it has gone chalky or lost adhesion it is cut out and renewed properly rather than smeared over.
Leaks are traced, not guessed. Water entering a curtain wall runs inside the mullions before it appears indoors, so we follow the drainage path and find the joint that let it in instead of sealing the wet patch.

How we reach the glass shapes the method and the price
On a facade the glass is rarely the hard part. Reaching it is: the same cracked panel is one job from inside a room, another from a cradle on the roof, and a third from a mast lift standing in a service road.
Where the panel can be changed from inside, it is, because that keeps the work out of the wind and off the elevation. Many curtain wall systems are designed to be de-glazed inwards, and the survey establishes whether yours is.
Where it cannot, access is arranged with the building: cradle time, a lift position, or rope access, plus the permits and the hours the management company allows. That scheduling is part of the quote, not a surprise added later.
Broken glass over a public route is made safe first and replaced second. The opening is secured on the survey visit so nothing waits on a lead time while a pane is missing at height.
For owners and facility teams we put the findings in writing after the survey, so the decision to repair one panel or a run of them is made on what was actually seen.

What we repair on glass facades
Structural glazing is the frameless look: glass bonded to a hidden carrier frame with structural silicone, so the outside of the building reads as one continuous skin. A curtain wall does the same job with visible mullions and pressure caps. Either way, this is the building's envelope rather than its windows, and that changes how a repair is planned, priced and carried out. If your problem is actually the openable windows and doors inside the offices rather than the facade skin, our commercial window repair service handles that side; this page is about the shell of the building itself. Most facade call-outs in Dubai come down to one of seven jobs. Every one of them starts with a survey, because the right method depends on the glazing system as much as on the fault.
Cracked or shattered facade panels
We record the exact build of the broken unit — thickness, coating, tint, toughened or laminated — and order a replacement that matches its neighbours, so the elevation stays uniform. Until the new unit arrives, the opening is sealed and made safe from both sides.
Fogged or misted facade modules
Condensation trapped between the panes means the unit's edge seal has let moisture in, and nothing applied to the surfaces will clear it. The module is swapped for a new sealed unit; the surrounding facade is left alone.
Structural silicone and weather-seal failure
Dubai sun hardens and cracks the outer seals decades before the glass itself gives up. We cut out the perished run and lay a new one. Facade glazing seal replacement is the one facade job with a standard rate on our price list: AED 100 per linear metre.
Leaking curtain wall joints
Rainwater tracking through gaskets, transom joints or pressure-plate lines. We trace where the water actually enters rather than smearing sealant over the point where the drip shows, because on a facade the two are rarely the same place.
Spandrel and back-painted panels
The opaque bands that hide floor slabs and services crack and stain like any other glass. We source colour-matched replacements so the band reads as one piece again.
Openable vents within curtain walls
Many glazed facades include top-hung or parallel-opening vents for ventilation. Their hinges, restrictors and handles wear like any other window hardware, and we service or replace them as part of the same facade visit rather than sending you to a second contractor.
Panel removal and reinstallation
Taking a glazed module out and refitting it — after water damage behind the glass, to create access for other building works, or because the original installation was poor. There is no list price for this; it is measured and quoted per job after the survey.
Facade faults and how we handle them
A shattered panel on an upper storey
Toughened glass can let go without any obvious impact, and on a facade the result is urgent whatever the cause. We make the opening safe first — sealing it against wind, dust and rain — then order the matched replacement unit. The 24/7 line exists for exactly this call.
Condensation or fog inside a facade module
The most common facade complaint in Dubai towers, because heat cycling works edge seals hard here. The haze sits between the panes where no cleaner can reach. The fix is a new sealed unit built to the same specification, not a new facade, and not resigning yourself to a cloudy view.
Water coming in when it rains
Dubai rain is rare enough that a failed joint can go unnoticed for a year, then soak a ceiling in one afternoon. We test along the suspect run, find the true entry point, and renew the gasket or silicone line that failed, checking the drainage paths built into the system while we are there.
Draughts, whistling and dust at panel edges
At height, wind pressure finds every shrunken gasket, and the first symptom is usually noise or a fine line of dust on the sill. New gaskets and seals close the gap, quieten the wind noise and take load off the air conditioning.
Hazy, stained or peeling glass
Coating failure, interlayer damage in laminated units, or years of mineral staining. On the survey we tell you plainly which it is: staining can often be polished or cleaned, a failed coating or interlayer means the unit is done and needs replacing.
Replacement on a working floor
A broken facade panel does not have to close the office behind it. We contain and protect the work area on the affected floor, schedule the noisy stages out of hours, and hand the space back clean, while the rest of the building carries on around the job.
Stick curtain wall
The repair method is dictated by the system, so it helps to know what is on the building. A stick curtain wall is assembled on site from mullions and transoms, with the glass held in by gaskets, pressure plates and cover caps. It is the most serviceable of the systems: gaskets can be renewed and individual panes released and replaced, usually working from a cradle on the outside.
Structural silicone glazing (SSG)
Structural silicone glazing bonds the glass to its carrier frame with structural adhesive, which is what gives the flush, frameless appearance. Replacing a unit means cutting the old bond cleanly, preparing the frame, bonding the new unit and retaining it temporarily while the silicone cures. Done properly it is invisible; done badly it is a leak waiting for the first rain.
Unitised facades and point-fixed (spider) glazing
Unitised facades arrive as factory-built modules that were craned into place during construction. Depending on the design, a damaged module can often be exchanged from the floor itself with lifting gear, which keeps external access — and cost — to a minimum. Point-fixed (spider) glazing carries the glass on bolted fittings through drilled holes; replacement panels must be toughened with the hole pattern already in them, so measurement has to be exact the first time.
Two honest notes
First, we are asked about glass curtain wall installation: we install and replace modules and infill glass within existing systems and can glaze small new sections to match, but a complete new facade for a building is a main-contractor construction package, and we will tell you so rather than take it on. Second, doors: a facade skin has no doors of its own, so entrance doors and shopfronts set into a ground-floor frontage — with their hinges, closers and locks — are handled as separate door work alongside the facade job rather than as part of it.
Access: how we reach the glass
Working at height is what separates facade repair from ordinary glazing, and it is where most of the planning goes. Where the system allows, we work from inside the floor, which is the cheapest and least disruptive route. Where the glass can only come out from the outside, we organise the access: the building's own maintenance unit or cradle where one exists, or rope-access work for spot repairs and resealing runs. All of it is coordinated with building management, and the access method is agreed and priced in the quote before anything starts, so there are no surprises on the day. Access also drives the schedule more than the glass does. A ground-floor panel can be a quick job; the same panel on the twentieth floor waits for the access arrangement and calm weather. We plan around that honestly instead of promising dates the wind will not keep.
Pricing: survey first, then a fixed quote
There is no honest flat rate for facade glass in Dubai, and we will not pretend otherwise. The price of a panel depends on the unit build and coatings, the size, the floor it sits on and the access method needed to reach it — the same glass can cost very different amounts three storeys apart. The one exception is facade glazing seal replacement, which carries a standard price of AED 100 per linear metre. Everything else works the same way: a free site survey, then a fixed written quote that covers the glass, the access and the labour, before any work is booked. A technician inspects the fault, identifies the glazing system, measures the affected panels and records the glass specification — thickness, coatings, tint, safety build. On older buildings where the original glass has been discontinued, we say so and bring the closest available matches to choose from, rather than promising an exact match that no longer exists. Access options are assessed on the same visit.

Replacement units are made to measure, so facade work is a scheduled return rather than a same-day fix: on the work day the access is set up, the failed panel is cut free or unclipped depending on the system, and the new unit is bonded or gasketed in with fresh seals along the affected run.
