After the last sandstorm, I noticed fine sand on the windowsill even though no one had opened the kitchen windows. The technician explained that the rubber seals had hardened from the heat and lost their elasticity. Replaced them with new ones, and now even after sandstorms, the sills stay clean. Doors we install in Dubai
Installation is the honest end of a repair company's work. We spend most of the week fixing doors that other people fitted, so we know precisely where careless installation shows up later: a leaf that drops out of alignment within months, a threshold that lets rain through during the winter storms, a heavy slider that grinds because the track was never set level. This page covers which doors we fit, what the work includes, what it costs, and — just as important — when you should not be buying a new door at all. The doors below are residential and commercial, for villas, apartment towers and offices: the list reflects what installation calls in Dubai actually ask for, and each type has its own survey points and its own ways of going wrong.
Sliding and patio doors
Aluminium and uPVC sliders, from a compact two-panel balcony slider to a lift-and-slide patio system spanning an entire wall — the door we are asked to install more often than any other. Sliders generate more installation enquiries than every other door type combined: they carry the biggest glass, move the most weight, and in Dubai usually stand between the room and the heat. We install three broad kinds: standard sliding patio and balcony doors running on rollers along a bottom track, in two, three or four panels; lift-and-slide systems that raise the leaf off its seals with the handle, so a very large, very heavy panel glides easily and then seals tight when parked; and slim-frame sliding portals that push the glass area to the maximum, with sightlines reduced to a few centimetres of frame. One caution before you order anything: a slider that drags, jumps the track or slams is usually suffering from worn rollers or a dirty track, not old age — that is a repair visit, covered under sliding door and window repair. We fit new doors when the frame, panels or glazing are genuinely finished, not because a 200-dirham roller went flat.
Balcony doors
Hinged and tilt-turn balcony doors take the worst of the Dubai sun on one face and air-conditioned air on the other, so the system and its seals have to be chosen for that. If your existing balcony door merely sags, leaks or whistles, balcony door repair is normally the cheaper answer, and we will say so at the survey.
Entrance doors
Villa and apartment entrance doors with multi-point locking, proper hinges rated for the leaf weight, and perimeter sealing that keeps out dust as well as intruders. An entrance door that fits its frame badly defeats even a good lock.
Interior doors
Bedroom, bathroom and office doors specified for a climate where the air conditioning runs most of the year. Solid and semi-solid leaves that stay straight matter more here than people expect: a cheap hollow leaf between a humid bathroom and a chilled corridor twists within a season.
Residential glass doors and partitions
Framed and frameless glass doors for living rooms, studies and shower entrances, plus office glass doors and partitions. Tempered safety glass is fitted where UAE regulations require it, which covers most full-height door glazing.
Sliding portal systems
Slim-frame glass portals that turn a living-room wall into a view. These are the most demanding installation on this page — large, heavy glazed panels that reward accurate work and punish guesswork.
uPVC ("plastic") door sets
Many people in Dubai search for plastic doors; what they mean is uPVC. It is an affordable, low-maintenance choice for balcony and interior positions, and we install uPVC door-and-window combinations as a single job.
When a new door beats repairing the old one
The leaf or frame has failed, not the fittings
A twisted leaf, a frame corroded through at the base, a delaminating core, rot around the hinge screws — geometry problems that no adjustment can cure. New hinges on a warped door buy months, not years.
The door was wrong for its position from the start
An interior-grade door opening onto an unshaded terrace, a hollow leaf used as a villa entrance, single glazing in a west-facing patio slider. No repair turns a mis-specified door into the right one; replacement with the correct system does.
Spare parts no longer exist
Older imported door systems eventually reach the point where locking gear, rollers and gaskets are simply not made any more. When a survey finds that point has been reached, we say so plainly rather than improvising a part that will not last.
The opening itself is changing
Renovations, balcony enclosures, widening a doorway into a portal, or merging two openings into one. A new opening needs a unit made to it — adapting an old door to a new hole is false economy.
Security or comfort requirements have moved on
You want multi-point locking where there was a single latch, a level threshold for accessibility, or glazing that actually holds back the heat. Sometimes hardware can be upgraded on the existing leaf; sometimes the honest arithmetic favours a new door set, and we show you both numbers. Most door call-outs in Dubai end in a repair, and we prefer it that way — it is faster for you and cheaper by a wide margin. If none of these situations describes yours, start with door repair instead: new hinges, a lock, rollers or seals restore most doors for a fraction of the cost of replacing them, and we carry the common parts on the van.
How the visit works

Survey and fixed quote
A technician measures the opening, checks it for square and level — most finished openings in Dubai are neither, and the door must be made to allow for it — and confirms the system, glazing and hardware with you. The work is priced from our fixed price list: dismantling and installation of windows, doors and portals is 550 AED per m² of the unit, covering taking the old door out, preparing the opening and fully fitting the new one; the door set itself is quoted after the survey, because systems, sizes and glazing vary too widely for one honest list price. Where the job includes glazing, a slim-frame sliding portal system is 5,400 AED per m² and glazing in uPVC or aluminium is 2,800 AED per m². Door hardware is itemised so you can see what you are paying for: a multi-point lock with top and bottom bolts is 1,500 AED, a thumb-turn lock 400 AED, entrance door hinges 500 AED each, and door seal for wooden entrance and interior doors 50 AED per running metre — the handle-and-lock items in our window hardware price group are window fittings and do not apply to doors. Everything is confirmed in a written fixed quote before any work starts, the survey that produces it is free, and nothing is ordered until you approve it.

Manufacture and fitting
Made-to-measure doors and portals are ordered to the survey dimensions, the lead time is stated in the quote rather than promised vaguely, and we book the fitting date with you in advance and confirm before arriving. The old door comes out with floors and reveals protected. The new frame is set plumb, level and square, packed and mechanically fixed to the structure, then the leaf or panels are hung and adjusted until the action is smooth and the locking engages cleanly.
