From handle to bogie the chain is short, and each link gives up in its own way
The gearbox comes first: it converts the handle's travel into lift and raises the whole weight of the leaf onto its rollers, so it fails at the teeth or at the spindle. We take the lock edge apart, rebuild the unit or fit another, free the seized drive rods and grease the lifting cams.
Then comes the handover from tilt to slide: the top tips inward on scissor stays, and only after that does the leaf leave the frame for its carriage. If the second phase never arrives, the sequencing gear has dropped out of step, a stay arm is bent, or the bottom carriage will not swing out any more. We set the sequence again and straighten or swap the stay, and pulling on a half-tilted leaf only adds to the job.
Below the leaf the tandem bogies run in a track where fine sand collects and wears the wheels flat. The first sign is a leaf you have to push with your shoulder, and a jumping leaf follows. We clear the track, dress and level the running surface and fit fresh bogies so the leaf rolls freely again.
At the leaf edge, one handle movement should drive every pin and mushroom cam home into the frame. A leaf that has dropped a few millimetres makes the end points miss, and a door that reads as shut still lets dust through, so we shift the keeps, even out cam pressure and change any twisted length of the bar.

Diagnosis starts at the handle: how far it sweeps, where it meets resistance, at which point the leaf stops obeying. Then we lift the leaf on its own mechanism and read the wear on the wheels and the running surface.
Selection follows: we read the system from the parts already sitting in the door and confirm the exact one during the free survey, because a gearbox, a bogie set, a stay and a locking bar are serviceable parts, and changing one comes nowhere near the cost of a new patio door.
The repair itself runs at your place, in one visit whenever the part is with us: lock edge open, mechanism out, the new unit seated, the leaf squared in its frame, seal pressure brought back around the whole perimeter.
The result is checked with you standing there: one finger moves the leaf, the handle stays light at both ends of its sweep, and the lock bites at every point around the frame.

Patio leaf jammed mid-move? ~30-minute response.
One worn part in the lift, tilt and glide chain is enough to jam a whole patio leaf. Window Repair UAE repairs lift and slide and tilt and slide doors across Dubai: gearboxes rebuilt, lift action restored, tracks re-levelled and multi-point locking bars reset until the leaf moves on one finger. Order matters here as much as parts: the track is levelled before the gearbox is set, otherwise a rebuilt lift wears itself out again on the same low spot within a season.
What we fix on tilt and slide doors
The handle turns but the leaf will not lift
On a lift and slide door the handle sweeps 180 degrees and drives a gearbox that raises the leaf onto its rollers before it can travel. If the handle moves and the leaf stays planted, the gearbox teeth have stripped or the drive rods feeding the lifting cams have seized. We open the lock edge, replace or rebuild the gearbox and free the rods until one turn lifts the leaf again. A handle spinning with no resistance means a sheared spindle, the same visit, the same repair.
The door tilts inward but refuses to slide
A tilt and slide door moves in two phases: the top tips into the room on scissor stays, then the leaf pulls clear of the frame and runs sideways on its carriage. When phase two never comes, the tilt-to-slide control gear has lost its sequence, a stay arm has bent, or the bottom carriage no longer swings out. We reset the sequencing and straighten or replace the stays. Never force a half-tilted leaf: that bends the stays and turns an adjustment into a parts order.
Grinding or heavy travel along the track
Leaves this size run on tandem roller bogies, and Dubai's fine sand settles into the running track and works like grinding paste on the wheels. The first sign is a leaf that needs a shoulder behind it; worn-flat bogies soon make it jump. We strip and dress the track, fit new bogie sets and re-level the running surface so the leaf coasts. A plain slider with no lift or tilt stage belongs on our sliding door and window repair page instead.
Locked at the handle, loose at the corners
Both systems lock through a multi-point bar in the leaf edge: one handle movement drives pins or mushroom cams into keeps around the frame. Once the leaf settles a few millimetres, the outer points miss their keeps, and cooled air and dust slip past a door that feels locked. We realign the keeps, set the cams for even compression and replace any bent length of bar. On tower balconies the same fault shows as sand on the sill, covered on our balcony door repair page.
A leaf that has dropped or sits crooked
A lift and slide leaf is often the heaviest moving object in the house, and years of use let it settle on its rollers. The giveaway is asymmetry: sealing at one end, rubbing at the other, or a bar that engages at the top but not the bottom. We adjust roller height at each bogie, square the leaf in its frame and reset the seal compression all round. A terrace door that swings on hinges instead is covered on our general door repair page.
