Where a window seal gives way
Heat and UV get to the rubber first, and everything else follows through the gap
Rubber that should stay springy turns stiff. It stops pressing back, and the sash closes onto air instead of onto the seal.
Dust comes first. Then a whistle at the sash when the wind turns. Then, once the rain starts, a wet mark under the frame.
The same gap that lets the dust in lets the cooled air out, which is why a loose closure shows up on the cooling bill as plainly as on the sill.
The rubber is not always to blame. Silicone along the frame-to-wall joint gives out, and the small weep channels in the profile fill with dust until water has nowhere to go but inside.
Mist trapped between two panes is another matter: the sealed unit has gone, and no new gasket brings it back.

From the first check to a sash that shuts tight
One order of work, and most jobs fit into a single visit
Diagnosis. We work the window open and shut with you standing there, follow the sash by hand to find where the pressure drops away, and look at the rubber itself and at the joint between frame and wall. If there is condensation, we settle which face of the glass it sits on before anything is touched, because that decides whether this is sealing work or glass work.
Selection. Seals are not one size for every window. The new rubber has to suit the system in front of us and be dense enough to compress under the closure rather than hold it open. We bring what fits that system, not whatever is nearest to hand.
Repair. The old rubber comes out, its seat is cleaned, and the new seal goes in around the whole sash. Failed silicone is cut away and the perimeter run again. Weep channels are cleared and put back to work. Hinges, keeps and rollers are then adjusted so the new seal is genuinely squeezed and not just sitting in place.
Check. We shut the window and go along it by hand and by ear: nothing pulling at the seam, no whistle left, and the channel we cleared taking water back out.
Result. The dust stays outside, the cooled air stays in, the room is quieter, the sill stays dry. Everything we fitted is under warranty for two years.

Worn seals
What worn seals let in
The rubber seals around a window are the first thing the Dubai climate kills. UV and heat harden them, they shrink and crack, and the tight closure you paid for turns into a gap. Renewing them is one of the cheapest, highest-value fixes on a window. On the sandy edge of the city the gaskets fill up faster, which is what we see in Arabian Ranches, Mirdif and JVC.
Dust
The fine desert dust that coats sills and floors is coming through hardened gaskets.
Draughts and lost AC
Cooled air escapes through the same gaps, so the unit runs longer and costs more.
Water leaks
During the rainy months, a failed perimeter seal or blocked drainage channel lets water track inside.
Noise
Gaps pass sound straight through. Sealing is the first step in window soundproofing.

Re-seal the perimeter
Where the frame meets the wall, we cut out failed silicone and re-seal to stop water ingress. This is the usual cause of a leaking window after rain.
Clear and fix drainage
Aluminium and uPVC frames drain through small weep channels that clog with dust. Blocked channels back water up into the room; we clear and free them.
Adjust the closure
A window that no longer pulls tight often just needs the hinges, keeps or rollers adjusted so the new seal actually compresses.
Rubber gasket replacement
The rubber contour seal running around the sash is what keeps an aluminium or uPVC window tight. In Dubai it hardens, shrinks and cracks long before the window itself wears out; once the rubber stops springing back, dust and cooled air move past it freely. We strip out the old contour, match the profile to your window system and fit new high-density rubber so the sash compresses properly again.
Felt / brush seal replacement
Sliding systems and older wooden windows do not use a rubber contour: they run on a felt or brush strip set into the track and along the meeting edges. Instead of cracking it wears down, mats and sheds until the pile no longer touches the frame, which is why sliding doors get dusty tracks and whistling gaps first. We fit new pile of the correct height and density, on the sash, in the track, or both. The price list carries one rate for both materials, Seal Restoration at 20 AED per m² and Window Sealing at 100 AED per window, and the exact figure for your seal type is confirmed at the free on-site assessment.
Condensation: which side is it on?
If water forms on the room-facing surface of the glass, the fix is usually better sealing and airflow, which we handle here. If the mist is trapped between two panes, that is a blown sealed unit rather than a gasket issue and the glass needs replacing: see double glazing repair.
