Wooden windows in Dubai can almost always be repaired, and repairing them is nearly always the right call. A sash that swells shut in the humid months and a frame dried out by years of air conditioning are both faults of the timber, not verdicts on the window.
Timber is a minority material in this city, where most buildings glaze in aluminium or uPVC. That is exactly why owners of wooden windows struggle to find help: the standard trade answer to a sticking sash is a quotation for brand-new frames, because few companies keep any joinery skill on the payroll.

A sash that will not close in August is rarely warped for good. Timber takes on moisture in the humid months and gives it back later, so the honest fix is to ease the closing edge by the right amount, reseal it, and let the window work through both seasons instead of planing it down to fit one.
Rot is the fault people fear most and the one that is most often local. Where it sits in the sill or the bottom rail, the decayed section is cut out and a new piece of timber let in, matched to the grain and finished over, so the repair carries the load instead of hiding the damage.
Hinges and locks work loose because the screw holes wear, not because the ironmongery failed. Plugging the holes and re-fixing into fresh timber puts the sash back on its line, and the handles you use every day stay where they are.
Old single glazing can stay or go. Where the frame is sound, a slimmer sealed unit often fits the existing rebate, and where it does not, we say so rather than forcing a unit the timber was never cut for.

Why repair beats replacement on timber
Old joinery is usually better made than what would replace it
The frames in older Dubai villas were cut from slow-grown timber and jointed to last. A new window in the same opening is a different product: thinner sections, factory seals and a finish chosen for the showroom rather than for a wall that faces the afternoon sun.
Replacement also touches the building, not just the window. Pulling a timber frame out of a masonry opening disturbs the reveal, the sill and the finishes around it, and the making-good afterwards is often the larger part of the disruption.
Restoration keeps the opening intact. The sash comes out, the timber is worked, the hardware is re-fixed and the window goes back into the same reveal, with the room around it untouched.
There is a limit, and we name it. Where rot has travelled through the joints and the section no longer holds a fixing, a repair would be cosmetic, and we will tell you that even when it means selling you less work.
Where the frame is sound, the same window can be sealed, refinished and rehung, and it will outlast the replacement that was quoted against it.

Timber is the most repairable frame material there is: it can be sanded, spliced, re-glued, refinished and re-hardwared long after aluminium or uPVC would have been scrapped. We recommend replacement only when rot has gone right through the structural sections of the frame.

Dried-out, shrunken frames
Air conditioning keeps indoor air dry for most of the year, and timber slowly surrenders its moisture to it. Joints open, beading loosens and hairline gaps appear around the sash. We re-glue and fill the joints, reseal the perimeter and renew the finish so the wood stops drying out further.
Warped and dropped sashes
A sash that has twisted or sagged binds at one corner and gaps at the opposite one. We ease the binding edges, square the sash up where the joints allow, and re-hang it on adjusted or new hinges so it closes evenly again.
Sashes that swell shut in the humid months
Coastal humidity pushes moisture back into any unsealed timber, and the sash grows until it jams in its frame. We ease it by the minimum needed, then seal the raw edges so the cycle does not repeat next season.
UV-damaged finishes
The Gulf sun breaks down varnish and paint, and once the coating cracks, the wood beneath greys and checks. We sand back to sound timber and rebuild the finish with UV-resistant coats.
Rot at sills and bottom rails
Water from a failed sealant joint, a leak or irrigation spray settles at the lowest point of the frame, and soft rot follows. We cut out the affected section and splice in new timber; the rest of the frame stays where it is.
Hinges, handles and locks on timber sashes
Screw holes strip, dropped sashes grind their hardware, locks stop catching. We re-fix into sound wood, plug worn holes and fit new hardware where the old is past saving — covered in depth on our window hardware and lock repair page.
Draughts, dust and noise around the sash
Most timber windows here predate modern gaskets, so the sash closes wood against wood. We fit discreet seals into the frame so it closes onto rubber instead — the same work described under window sealing and draught-proofing.
Glass in timber frames
Cracked panes, loose or missing putty, and old single glazing that passes heat and noise straight through. New glass goes into the existing rebate; the options are set out on our window glass replacement page.
Common call-outs, symptom by symptom
The window sticks in the humid months and frees up later in the year
Classic seasonal movement. The wrong fix is planing the sash back hard while it is swollen, which leaves you with a rattling, draughty window for the other eight months. We remove only as much material as the jam demands, then seal the exposed timber so it stops drinking moisture in the first place.
There is a draught, or dust keeps appearing along the sash
Shrinkage plus seals that gave up years ago. Fitting fresh sealing to a timber window is AED 100 per window on our standard price list, with seal restoration at AED 20 per square metre — small money compared with running the air conditioning harder against a leaky window.
The finish has gone grey, or it is flaking off in strips
That is UV damage, and it is cosmetic right up until it is not, because bare timber starts absorbing moisture immediately. Refinishing has no flat list price — the area and the state of the wood vary too much — so we inspect and give a free fixed quote on site.
The wood feels soft when you press near the sill
Press gently with a key: if it sinks in, that is rot. Localised rot at a sill or bottom rail is cut out and new timber spliced in and finished to match. Only when rot has run through the structural sections of the frame do we raise replacement, and that is rarer than the replacement-quote industry suggests.
The handle is loose, or the lock will not catch
On timber the culprit is usually the fixing rather than the mechanism: screws stripped in old holes, or a dropped sash that no longer meets its keeps. We plug and re-drill the fixings and realign the sash first. Where the mechanism itself is worn out, a replacement window handle is AED 350 and a multi-point lock AED 700, fitted.
The glass rattles, or the putty is cracked and falling away
Old putty dries, shrinks and drops out, leaving the pane loose in its rebate. We re-bed the glass or fit new beading, and a cracked pane is replaced in the same frame. If the rebate is deep enough, an old single pane can sometimes be upgraded to a sealed double-glazed unit at AED 1,000 per square metre — we confirm whether your sash can take one after measuring, rather than promising it over the phone.
Water marks appear on or under the sill after rain
The joint between frame and wall has opened, or the sill is no longer shedding water. Perimeter waterproofing is AED 100 per square metre, and doing it promptly is what stops a damp patch from becoming a rot repair.
What the Dubai climate does to timber
The obvious suspect is the heat, but the real driver of timber trouble here is the moisture swing. Air-conditioned interiors stay very dry for most of the year while outdoor air turns heavy in the humid months, and wood is hygroscopic: it moves every time it takes moisture in or gives it up. When it dries it shrinks — joints open, beading loosens, and gaps appear that whistle and let dust in; when it takes moisture back it swells, and the sash that closed sweetly in March jams solid in August. Ultraviolet light destroys the coating long before it touches the wood, and once the varnish or paint has cracked, the exposed surface greys and develops fine checks — every one of them a path for moisture, so a failed finish quietly accelerates everything else, and a window that stood with a broken coating for years arrives in far worse shape than one recoated on time. Water finishes the job at the bottom: failed perimeter sealant, condensation run-off or a slow leak above the window all end up pooling at the sill, which is why nearly all the rot we find lives in sills and bottom rails. Caught early, it is a straightforward splice repair; ignored, it travels. The honest summary: the finish is the window's real defence, and most of the damage we are called to began as a finish failure nobody noticed.
Restore or replace: where we draw the line
Our default is restoration, and not out of sentiment — because on timber it genuinely works. Wood is the most forgiving frame material there is: it can be sanded, filled, re-glued, spliced and refinished in ways aluminium and uPVC simply cannot, so easing and squaring the sash, cutting out rot, renewing seals and hardware, and putting new glass into the existing rebate together return almost any wooden window to full service for a fraction of the cost of replacing it. We call time on a frame in one situation: rot that has gone right through structural sections — through a jamb, or through the joints on more than one side — leaving no sound wood to repair to. When that is the case we say so plainly, explain what we found, and let you decide; what we will not do is walk in, glance at flaking varnish, and declare the window dead. If it does come to a full replacement, dismantling and installation runs at AED 550 per square metre on the standard price list, and the whole process is described on our window installation page. Read that page second, though: in our experience, most people who have been told their wooden windows are beyond saving were listening to a sales pitch, not a survey.
Wooden doors get the same treatment
Wooden entrance and interior doors fail in the same ways their windows do: they swell against the frame in humid weather, drop on worn hinges until they scrape the floor, and leak air around perished seals. A door that binds at the top corner of the latch side almost always needs hinge work, not a plane. The door side of the price list is straightforward: hinges on entrance doors are AED 100 for a set of three, with heavy single entrance-door hinges at AED 500 each; a door seal for wooden entrance and interior doors is AED 50 per linear metre; a thumb turn lock is AED 400; and a multi-point lock with top and bottom bolts is AED 1,500. Everything is fitted, tested and covered by the same warranty as the window work.
What wooden window repair costs
Standard parts carry fixed prices with labour included, so you know the number before anyone opens a toolbox; work on the timber itself is priced per job, because no two neglected frames are in the same condition. Sealing and waterproofing — on timber the highest-value work on the list, because sealing is what breaks the shrink-swell cycle: window sealing at AED 100 per window, seal restoration at AED 20 per square metre, perimeter waterproofing at AED 100 per square metre. Glass and glazing: a replacement sealed double-glazed unit is AED 1,000 per square metre, or AED 1,200 for an acoustic unit, and glass tinting against the sun is AED 250 per square metre; single panes in timber rebates vary too much in size and thickness for a flat rate, so those are measured and quoted free on site. Hardware and handles: a window handle replacement is AED 350, a simple petal handle AED 50, and a multi-point lock AED 700. Doors and door hardware: wooden door seals at AED 50 per linear metre and entrance-door hinges from AED 100 for a set of three. Installation and dismantling: AED 550 per square metre — relevant only in the rare case where through-rot makes a full replacement the honest recommendation. Timber restoration itself — sanding, splicing, re-gluing, easing and refinishing — has no list position, deliberately: the technician inspects the window and gives a free quote on site, fixed before work starts.
