What actually breaks in a folding door
Small parts decide whether the pack glides shut or resists every time you touch it
Most folding sets hang from carriers riding in the track overhead. Their wheels and bearings go, sand packs in beside them, and the door either stops halfway or lets the panels bang together rather than tucking away in turn. Out come the carriers, in go fresh wheels and bearings, the track is vacuumed out and trued, and the folding order is set again.
The pins at the jamb take the weight of the entire set, top and bottom. As they and their bushes wear, the door leans, the far leaf begins to scrape the floor and needs a push to shut. New pins, brackets reset, every leaf re-levelled off the corrected line, and the dragging edge lifts clear.
Down in the floor channel the little guide shoes are worn flat by Dubai sand. After that the panels wander, rattle along the channel or hop out of it on a firm pull. We flush the channel out, fit new guides, and refix any length of it that has lifted. On bottom-rolling sets the rollers in the floor take the load and wear quicker, so those get rebuilt as well.
A hinge sits at every joint between the leaves. When those work loose, or a screw pulls free of the leaf edge, the door shuts crooked and gaps show along the seals. We refix or change the hinges, square the leaves, and reset the bolts and handle on the panel you walk through, so the door catches without being forced.
Room dividers and wardrobe bifolds are nearly always hung from above with no channel underneath, so the faults sit up in the gear overhead and in the latch on the end post. For offices and restaurants we take the work outside opening hours.

From the first look to a door that folds again
Diagnosis first, then the part that failed, then the setting-up until the pack runs freely
We start by walking the door through its whole travel by hand, listening for where it binds and watching which leaf drops. A door that sticks at one point and a door that drags the whole way are different faults, and that difference decides everything after it.
Then the running gear comes open and the parts are checked one at a time: the wheels and bearings inside the carriers, pins and bushes at the pivots, guide shoes in the channel, screws along the hinge line, and on wide glass sets the fixings up in the head.
You hear the finding in plain words and get a fixed figure for the repair on the spot. It does not move afterwards, there is nothing hidden behind it, and nothing begins until you agree to it.
The repair runs on your floor: worn parts out, new ones in, the track cleaned up and trued, the leaves squared, then the latch and handle brought to the point where the door closes off a light push.
The job counts as done only when the pack folds and parks the way it should and the fixings hold; from there the two-year warranty runs on it. An urgent address in Dubai is about half an hour away, and for other emirates we agree the real travel time at booking.

Bifold jammed or sagging? Visit in ~30 minutes.
An accordion or bifold door has more moving parts than any other door in the home: carriers overhead, pivot pins at the jamb, guides in the floor, a hinge between every pair of panels. When one part wears, the whole concertina fights you. Window Repair UAE rebuilds the running gear on folding doors, bifold patio sets and accordion room dividers across Dubai. The fix is rarely one part. A worn carrier lets its pair of panels hang a little low, the next hinge takes the load at an angle, and the pin below wears in turn, so the run is set as a chain from the first panel to the last rather than at the point where it catches.
Common jobs we get called for
Panels that jam halfway or fold out of sequence
When a bifold wedges mid-travel or the panels crash into each other instead of folding in order, the carriers running in the top track are usually to blame. Their wheels and bearings wear, or wind-blown grit packs into the track and stops them dead. We strip the carriers out, fit new wheel and bearing sets, clean and straighten the top track, then re-time the folding sequence so each panel tucks behind its neighbour. If your door slides as one flat leaf rather than folding, that is a different mechanism, covered on our sliding door and window repair page.
A folding door that sags or drags at one end
The full weight of a bifold hangs off the pivot pins at the jamb, one set at the top and one at the bottom. When those pins or their bushes wear, the whole set tips, the far panel starts scraping the floor and the door needs a shove to close. We replace worn pivot pins, reset the pivot brackets that hold them, and re-level every panel off the corrected pivot line. On wide glass bifolds the loads are serious, so we also check the head fixings before we call the job done.
Bottom guides that grind, catch or jump the channel
The small guide shoes that keep the bottom of each panel in its floor channel take constant abrasion from Dubai sand. Once they wear flat, the panels wander, chatter along the channel or pop out entirely under a firm pull. We vacuum and flush the channel, fit new bottom guides, and secure any channel sections that have lifted. On bottom-rolling systems, where rollers in the floor carry the weight instead of overhead carriers, we rebuild those rollers too, since they wear far faster than top-hung gear.
Leaves that no longer stack flat or seal shut
A folding door should park as a neat pack against the jamb and close as a straight wall of panels. When the intermediate hinges between leaves loosen or their screws pull out of the panel edge, the pack folds crooked and gaps open along the seals. We re-fix or replace the hinges, square each leaf, and adjust the flush bolts and handle gear on the access panel so the door latches without force. Getting the hinge line straight is what turns a stubborn concertina back into a one-hand door.
Accordion room dividers and folding partitions
Interior accordion doors, wardrobe bifolds and folding room dividers are almost always top-hung, with no floor channel, so faults live in the overhead gear and the end-post latch. We service the carriers, replace tired hinge spines on concertina dividers, and reset the latching so the partition parks and releases cleanly, timing office and restaurant visits outside opening hours when needed.
