After the last sandstorm, I noticed fine sand on the windowsill even though no one had opened the kitchen windows. The technician explained that the rubber seals had hardened from the heat and lost their elasticity. Replaced them with new ones, and now even after sandstorms, the sills stay clean. It reduces it substantially rather than removing it. Road noise is low-frequency, which is the hardest kind to block, so sealing alone will not do it. An acoustic unit at 1,200 AED per m², or an added second pane with an air gap, is what works against rumble on the Marina-facing side.

Yes, and often it is the easier case. Reflected noise between the JLT clusters is mostly mid and high frequency, which seals and an added pane handle well, so many of these jobs finish at the bottom of the ladder for the price of a window sealing at 100 AED per window.

In almost every case, because nothing changes on the outside. Seals, added panes and acoustic units all sit within your own frame, and a second pane mounted on the room side can be taken out again with no trace, which is what makes it acceptable in a leased apartment.

We soundproof windows and balcony doors across the JLT clusters: renewing seals hardened by the lake air, adding a pane to an existing glass unit, or replacing that unit with an acoustic one. All of it is done from inside your apartment, with nothing touched on the facade. A free measure-up, a fixed price before work starts, 2-year warranty.

What the work covers in JLT, and what it costs
Noise here is rarely one source. It is Sheikh Zayed Road on the Marina side after midnight, a delivery bay on the podium at six in the morning, and the tower opposite throwing both of them back at your glass. Before quoting anything we work out which of those is actually reaching your room, because the answer decides whether you need a seal worth a hundred dirhams or a new acoustic unit. Prices come from our fixed price list, include labour, and are confirmed on site before anything is opened. Small windows are charged from a minimum area, and m² prices are measured across the whole window including the frame.

Where the noise comes from, and the ladder out of it
What the lakes and the towers do to a JLT window
The clusters stand two or three towers to a plot, close enough that opposite facades look straight at each other across a short gap. Glass, cladding and the flat water below are all hard surfaces, and almost nothing in that picture absorbs sound. A horn, a reversing truck at the podium, a plant unit on a neighbouring roof: the noise leaves its source once and reaches your window two or three times, from directions that make no sense until you stand at the glass and look at what is facing you. It is why people who moved up to a high floor expecting silence often describe the apartment as louder than the low-rise street they left. The lakes add to it rather than soften it: open water is a clean, hard run for sound, with nothing in the way between the far bank and your sash, so a promenade at the weekend or an event on the other side of the cluster carries much further than the distance suggests. Then there is the road. Sheikh Zayed Road passes on the Marina side, and what it produces is low-frequency rumble, the one part of the spectrum that a thin single pane barely resists; it does not fade with height, and it becomes obvious at night when the closer noises stop and the rumble is all that is left. Finally, the water changes the rubber. Damp air around the lakes keeps gaskets soft and swollen for years, then they harden, shrink back from the corners and stop pressing against the frame. The window still closes and still looks shut. Acoustically it is open. On the aluminium sliders used through these towers, the meeting stile and the bottom track are never a perfect seal to begin with, so once the brush strip and the gasket give up, that thin line becomes the loudest part of the window. The same humid air is behind most of the ordinary wear we deal with here, described on our JLT window repair page. Soundproofing itself is a ladder, not a single product: each step costs more and buys more quiet, and most apartments around the lakes stop well before the top.
Step one, close the gaps
New high-density seals, a fresh brush strip in the slider, and hardware adjusted so the sash pulls tight against the frame instead of resting on it. This is the step people want to skip and the one lake-side apartments need most, because humidity attacks the seals long before it touches anything else. It is also the only step that costs tens rather than thousands.
Step two, add glass to what you already have
A 6 mm pane added to the existing sealed unit gives the window more mass and two different glass thicknesses, which stops both sheets vibrating in sympathy. The cheapest way to move the glass itself.
Step three, change the unit
The existing sealed unit comes out and an acoustic one goes in, built around a damping interlayer that absorbs the vibration plain glass simply passes along. This is the step that works on road rumble, and the one we recommend for units facing the Marina side.
Step four, the full treatment
A complete soundproof double-glazed system, or a slim second pane fitted on the room side with an air gap behind it. The second pane is fully reversible and changes nothing outside, which matters when a landlord or the Owners Association has to be told. With sealing, acoustic glass and an air gap working together, the reduction reaches up to 45 dB. How each method behaves is explained in detail on the main window soundproofing page.
How a soundproofing visit works in a JLT tower

The listening survey
Access is the usual JLT routine: let the building tell security you are expecting a technician, and the barrier is open on arrival. What is specific to this job is the first visit, which is a listening survey as much as a measure-up. The technician closes the window, opens it, moves through the room and works out where the sound is entering and from which face of the tower, then measures the sash, the glass size and the cavity.

Sealing, same visit
Sealing work is quiet and finishes on the same visit. Drilling for a second-pane frame is the only noisy part, and we keep it to normal daytime hours out of respect for neighbours in a tower where sound travels this easily.

Glass on a short second trip
Glass does not finish the same day: acoustic units are made to measure, so the unit is ordered and fitted on a short second trip, and if it is large it travels up in the service lift, which the building books separately, so mention the floor when you call.
