No, that is a seal. Sea air makes the gaskets stiff and chalky until they pull back from the frame, and the door can slide and lock perfectly while still leaking. Seal restoration is AED 20 per m², or AED 100 per window for a full seal-up.

What the work includes, and what it costs in Ajman
In an Ajman flat the balcony portal is the busiest moving thing in the home, and it carries a heavy sheet of glass on two small wheels. That is why a door which feels completely finished is usually one palm-sized part away from working again. The general anatomy of the repair — what a roller does, why a track matters, how a hook latch engages — is on our sliding door and window repair page; this one is about how the same job goes in Ajman. Our list prices are fixed and include labour, and the list below reads top down as our order of preference: most Ajman jobs stop at the first line or two.
Rollers, tracks and realignment
The core of this page, and the one item with no flat list price, because carriages and rail sections differ by profile. Measured and fixed free on site before work starts — and where the great majority of Ajman calls both begin and end.
Handles
Window handle replacement AED 350. A petal handle is AED 50 and a two-sided handle AED 50, covering most simple balcony pulls in the Nuaimiya and Rashidiya blocks.
Locks
A thumb turn lock is AED 400 and a multi-point lock AED 700. A multi-point lock bar is AED 700, and a multi-point lock with top and bottom bolts AED 1,500 on the wide, heavy leaves. Realigning a dropped leaf so the existing lock catches again is part of the on-site quote, not a separate part.
Seals
Seal restoration is AED 20 per m², and sealing a complete window AED 100 per window — the usual answer to salt haze and dust getting past a door that shuts perfectly well. Where a tower's glazed run needs its perimeter silicone renewed, facade glazing seal replacement is AED 100 per linear metre.
Glass in the sliding leaf
Replacing a double-glazed unit is AED 1,000 per m², an acoustic unit AED 1,200 per m². Tinting is AED 250 per m², which is the cheaper answer to a west-facing Corniche living room than new glass.
Replacing the door itself
Only when the frame is genuinely finished. A slim-frame sliding portal system is AED 5,400 per m², glazing in uPVC or aluminium AED 2,800 per m², and dismantling and installation AED 550 per m².
A balcony threshold that lets water in
Waterproofing is AED 100 per m², relevant on exposed balconies after driven rain.
What wears sliding doors out in Ajman
One system, repeated block after block
Ajman is stacked apartment living, glazed almost entirely in aluminium sliding systems — a small handful of profiles repeated block after block. The parts that fail are therefore predictable enough to carry on the van, which is what makes a single-visit fix realistic even from an hour away. What changes across the emirate is not the door but the reason it dies.
Salt on the Corniche
On the Ajman Corniche the towers stand right at the water, and salt arrives as a fine mist on the onshore breeze. It settles into the bottom rail and stays. The damage is internal: the axle pin binds inside the roller carriage, the wheel stops turning and starts dragging, and a dragging wheel wears flat in months rather than years. Latch springs lose their snap in the same air, which is why so many seafront calls open with "it only locks if I lift the door". Seals here do not go soft — they go stiff and chalky, then let go of the frame in patches.
Sand inland
Inland, across Al Nuaimiya, Al Rashidiya and the Emirates City rows, the problem is sand blowing off the open plots between buildings. It gathers in the bottom track and behaves like grinding paste under a loaded wheel: the nylon tyre flattens, the leaf settles a few millimetres, and the aluminium lip of the rail is rolled over until the door no longer runs straight on it. Such a door grows heavier every week, then jumps the rail on a windy day. Vacuuming the bottom track is the cheapest maintenance anyone in Ajman can do; skipping it is what turns a roller change into a roller and track job.
Two consequences on both sides of the emirate
A dropped leaf stops locking, because the hook now arrives below its keep — an adjustment, not a new lock, and we test for it before quoting a part. And a door that closes properly yet still passes dust has a seal fault rather than a roller fault. The two are priced very differently.
How an Ajman visit is arranged

A booked slot
The van comes up from our base in Al Barsha, roughly forty-five minutes to an hour on the road, so work in Ajman is planned into a slot rather than answered within the hour. Booking itself has no cut-off: the phone and WhatsApp are staffed 24/7, so tomorrow's morning slot can be taken at two in the morning. What you get is an agreed arrival time, not a guess.

Access arranged first
We use the lead time to clear the way in. At booking we note which building, which flat, and who to call at the security desk, because most Ajman blocks would rather have a visitor pass raised in advance than sort it out at the barrier with a van waiting. If a whole leaf or a pane must travel intact, the service lift is reserved separately with building management, a call worth making the day before. Our technicians speak eight languages between them, which here tends to matter at the gate as much as in the flat.

Diagnosis, price, repair
On site the sequence is fixed. The technician runs the door end to end, checks the leaf for level and the hook against its keep, looks into the track, and only then names the failed part and the price. Nothing is dismantled before you have agreed a figure. Rollers, latches, handles and seals for the common aluminium sliders travel on the van, so most Ajman jobs are finished and tested in that same visit; a bent track section or a glass unit is measured on the spot, ordered to size and fitted on a short return. Drilling stays in ordinary daytime hours out of respect for close-packed blocks. A portal that drags, drops and rattles is not worn out; it is a set of consumables that reached the end of their life in a hard climate, on a frame that will outlive them.
