What breaks on a door that turns on two points
Three parts carry the whole leaf, and each one fails in its own way
Start with the noise. A squeal that turns into a grind, plus a leaf sitting lower at the pivot corner, points downwards to the bottom bearing, where sand gets to work under nearly the whole weight of the leaf. We fit a new bearing together with the top pivot and set the leaf height afresh, so it stops touching the threshold at any point of the turn.
Then the speed. Banging shut and crawling to a stop both come from the hydraulic unit under the threshold, and both are set at the same valves. A ring of oil around the floor plate settles the question: once the seals let go the damping is gone, and only a new cassette brings it back.
Then the geometry. A leaf that opens or closes on its own, and will not stand still where you leave it, is telling you the axis has lost its plumb. That is something to measure, not to argue about, and we measure it before deciding whether anything gets replaced at all.
On glass leaves the picture changes. There is no frame to hide movement, so a loosened clamp shows up as a widening gap at the lock edge and a tremble that runs through the leaf as it turns. Re-torquing and re-centring usually settle it without touching the pane.
Heavy leaves deserve a line of their own. A tall villa door often arrives with hardware specified for something lighter, so we weigh up the leaf first and fit a bearing and a floor unit that match it instead of fighting it.

From the first turn to a leaf that behaves
Four steps, and you see the result of each one before the tools go back in the van
Diagnosis. The technician turns the door slowly by hand, listening and watching where the gap changes. That one pass separates a worn bearing from a tired hydraulic unit and from a leaning axis, and it costs you nothing.
Selection. Before anything is ordered we establish what the leaf weighs and what closing force the doorway asks for: a unit under-rated for the leaf pushes the axis out of vertical again, and an over-strong one turns every opening into a fight.
Repair. In most cases the floor box stays where it is and the new cassette goes into it, so the marble, the threshold and the finish around the doorway stay untouched. Nothing gets cut that does not have to be.
Result. We set the closing and latching speeds, check that the leaf holds where it should stand open, and hand the door over for you to try. Two fingers ought to start the turn, and the leaf ought to stop where you let go.

Pivot door grinding or slamming? ~30-minute response.
A pivot door does not hang on side hinges. The whole leaf turns on two bearing points, one set into the floor and one in the head of the frame, so when the door starts to grind, drift or slam, the fault lives in that axis. Window Repair UAE services pivot doors across Dubai, from oversized villa entrance leaves to glass doors in hotel lobbies, replacing floor springs and pivot sets and rebalancing leaves up to 300 kg. Balance is the whole job on a leaf this size. The pivot is offset from the edge, so the door carries part of its weight on each side of the axis, and a set that is a few millimetres out turns a door a child could push into one that swings back on its own.
Common jobs we get called for
Grinding, squealing or a leaf that scrapes the floor
Nearly the whole weight of a pivot door rests on the bottom bearing, and Dubai sand finds its way in through the smallest gap under the leaf. Once the bearing pits, you hear it on every swing, first a squeal, then a grind, and the leaf settles a few millimetres until it scrapes the threshold. We strip the pivot set, fit a new load-rated bottom bearing and top pivot, and reset the leaf height so the door clears the floor through its full arc.
A door that slams, crawls shut or leaks oil
Closing speed on a pivot door is governed by the floor spring, a hydraulic closer buried in a steel box under the threshold. When its valves drift or the oil thins in summer heat, the door bangs shut or crawls closed and never latches, and an oily ring around the cover plate means the seals have failed for good. We reset closing and latching speed where the seals are sound; where they are not, we fit a new cassette rated for your leaf inside the existing floor box, so the marble stays uncut.
A leaf that drifts or will not hold at 90 degrees
The top pivot and the floor spring spindle must sit exactly plumb. Let the axis lean a fraction and the door creeps open or shut on its own, and the hold-open point stops holding. Slab movement, years of traffic and a leaf heavier than its closer's rating all push the axis out of vertical. We re-plumb the axis, reset the spindle, and where the door outweighs its spring, upgrade to a unit with the correct power rating so the leaf balances instead of fighting you.
Villa entrance doors and lobby leaves up to 300 kg
Dubai villa builders love a statement pivot door: solid timber or bronze-clad, sometimes three metres tall, and often heavier than the hardware specified for it. We assess the leaf weight, fit bearings and floor springs rated up to 300 kg, and balance the door so a leaf that needed a shoulder now opens with two fingers. In hotel lobbies and building entrances we schedule the work around guest traffic, and if the entrance also has hinged doors, our wider door repair service handles them on the same visit.
Glass pivot leaves and patch fittings
Frameless glass pivot doors carry the leaf in clamping patch fittings at the top and bottom rails. When a fitting works loose, the glass twists on its axis, a gap opens at the lock stile and the leaf shudders as it turns. We re-torque and re-bed the fittings, replace worn pivot inserts and re-centre the leaf. If the tempered pane itself is cracked or chipped at a corner, we replace it through our window glass replacement service with the correct safety specification for a doorway.
