Where sound enters
What lets the noise in inside Dubai Marina towers
Noise here has a shape of its own. The canal runs between two ranks of towers, so what reaches your glass is not only the promenade below but the same sound coming back off the building opposite. Add waterfront music and voices late into the evening, boat engines, and wind that never really settles at height, and an apartment with a spectacular view can still be a hard place to sleep. Bookings are taken at any hour, and urgent calls anywhere in Dubai get a technician to you in around 30 minutes. Almost every unit here is an aluminium system with a large sliding portal onto the balcony, and that decides where sound gets through. Salt and dust age the parts that keep a window quiet just as they pit rollers and hardware, so soundproofing and general repair usually surface in the same visit. Seals aged by salt air
Humidity off the water keeps rubber soft and swollen for a while, then sun and salt dry it until it hardens and pulls back from the frame. Once there is a continuous hairline path around the sash, the pane behind it barely matters.
The balcony portal
The biggest opening in the flat is usually also the leakiest. Brush seals flatten with use, fine sand blown off the water packs the bottom track, and a leaf that no longer pulls hard against its keeps sits fractionally open all night.
Thin glass on the low floors
Apartments a few storeys above Marina Walk take crowd noise, music and traffic head-on, and a single pane hands most of it to the room.
The frame perimeter
Wind pressure at height searches out the gap where the frame meets the structure. It is a quiet leak: no draught you would notice in the heat, just a steady seam of sound.
Height that does not help
Open water and glass facades reflect rather than absorb, so a high floor is not automatically calmer than a low one; which way you face matters more than the floor number.
Seal first, then add mass
Airtightness
We work up a ladder, cheapest rung first, and we will say so when the top rung is not worth your money. New high-density seals, fresh brush strips on the sliding leaves, and the leaf and keeps adjusted so the door actually compresses its seal when it closes rather than merely resting shut. In a wind-exposed tower this rung does more than people expect, and it removes the whistle you hear on a rough day. Buying acoustic glass while a sash still leaks fixes the wrong half of the problem.
Mass
When the seal is sound and noise still comes through the glass, the glass changes: reglazing inside your existing aluminium frame, since nothing on the facade may be altered. A laminated acoustic pane or an acoustic sealed unit damps the vibration a plain pane passes on.
A second contour
A slim additional pane fitted on the room side, with an air gap behind it, is the strongest step against the low, heavy end of the noise. It mounts entirely within your unit, comes off without a trace, and needs no facade approval, which suits owners and tenants alike here. Sealing
Our price list is fixed, and these are the lines that appear on a Marina soundproofing quote. Sealing a window is AED 100 per window, and seal restoration is AED 20 per square metre. Where a run of balcony or facade glazing seal has perished along its length, facade glazing seal replacement is AED 100 per linear metre. For a well-glazed flat whose only fault is aged rubber, this is often the whole job.
Glass
Swapping the existing sealed unit for an acoustic one is AED 1,200 per square metre. Replacing a plain double-glazed unit is AED 1,000 per square metre, which is the line that applies when the unit has failed or fogged and noise is a secondary concern. Adding a 6 mm pane to an existing insulated unit is AED 450 per square metre. The list also carries soundproof double-glazing at AED 3,150 per square metre, the highest acoustic specification we fit; we say on the visit whether your window justifies it.
A second internal pane
Secondary glazing panels are cut to your reveal, so they carry no list price: measured and quoted free on site, fixed before we order anything.
Replacement, when it comes to that
Rare here, since these aluminium frames outlive their seals and hardware by decades. For completeness: glazing in uPVC or aluminium is AED 2,800 per square metre, a slim-frame sliding portal system is AED 5,400 per square metre, and dismantling and installation is AED 550 per square metre. There is no call-out charge in Dubai, the assessment is free, and nothing starts until you have approved the number.
How quiet a Marina apartment really gets
Up to 45 dB is the ceiling, and it comes from the full treatment on a sound frame: tight seals, acoustic glass and a second pane behind it. Most flats do not need all three. Sealing alone takes out the wind noise and the sharp edge off the promenade; glass and a second contour make the difference between hearing the waterfront and being kept awake by it. Two honest limits. A balcony door will never test as well as a fixed window, because it has to keep sliding and holds a small gap at the threshold. And deep bass carrying across open water on a busy night is the hardest thing to stop anywhere in the city. We tell you which applies to your rooms while standing in them, not after the invoice.
How a soundproofing visit works in a Marina tower

Access first
Access is the part worth planning. Let your building's management office or reception know a visit is coming, and give us the unit number so the technician can be signed in at security without standing in the lobby. If a made-to-measure acoustic unit has to travel up, the service lift is booked with the building in advance and the slot agreed with you beforehand.

The first visit is a measurement and a diagnosis. The technician listens in the room, checks where the leaks are, and tells you which rung of the ladder your flat actually needs. You get a fixed price before anything is opened up.
