Skip heavy grease, which just traps more sand, and use a dry silicone lubricant made for tracks instead.
Seal grooves collect dust too, and packed grit stops a seal seating properly even when the rubber is still good. Wipe the grooves out when you clean the tracks. Dubai heat works on that seal until it fails, and once it does, moist air gets inside and the unit is finished. Early on it may only show at certain times of day or in humidity.

Before the peak summer AC season, good seals keep cooled air in and hot air out, so a failed seal is a constant leak that makes the AC work harder and pushes up the bill. Before the cooler rainy months, the same seals are what keep wind-driven rain out of the frame. A dried, cracked, or shrunken seal lets water in exactly when you need it kept out.
Check the rubber at both points in the year. If it looks hardened, flattened, cracked, or has gaps at the corners, it has stopped sealing and wants renewing. A light film on a clean track is all it takes, and it lets the rollers glide instead of grinding.
